Who is liable for accidents, injuries, or vehicle damage? Are you indemnifying the property owner for everything? Look for one-sided indemnification that puts all risk on you.

What insurance must you carry? Are limits reasonable? Does your current policy cover shared parking use? Who is named as additional insured?

Termination Rights

Can they terminate on 30 days notice while you're locked in for a year? Look for asymmetric termination rights that favor the property owner.

Are specific spaces guaranteed? What happens if spaces are unavailable? Are access hours clearly defined? Any shared use restrictions?

Fee Increases & Hidden Costs

Can fees increase without notice? Are there maintenance, security, or "common area" charges on top of rent? CAM escalation clauses?
