I'm in a difficult situation in Virginia and trying to figure out my next steps.

title issue discovered after closing. I've been dealing with this for about 4 months now and the situation isn't improving.

I have been in this property for 2 years. My monthly rent is $1,377. I have a written lease.

What are the risks if I pursue this? What's the likely timeline?

Important to note: statutes of limitations vary by state. In California it's generally 4 years for written contracts and 2 years for oral contracts. Don't wait too long to take action or you might be time-barred.

Title insurance is one of those things you don't think about until you need it. If there's a title defect, your title insurance company has a duty to defend you. Make them do their job.
