Not gonna lie, quick background on my situation in Florida — any input appreciated.

condo association special assessment dispute. I've been dealing with this for about 4 months now and the situation isn't improving.

I have been renting for 5 years. My monthly rent is $987. I have a written lease fwiw.

What are my legal options here? Is it worth pursuing?

Just want to point out — the statute of limitations might be a factor here. In some states it's as short as 1-2 years. Don't sit on this too long.

I specialize in this area of law. Here's my take on the legal issues.

This is a common situation and the law is fairly clear. Under the implied warranty of habitability, uninhabitable.

The practical consideration here is cost vs. potential recovery. For disputes under $10K, small claims court is often the best route.

Following this thread — I could have written this post myself. Same exact problem.

Following this thread — This is eerily similar to what I'm dealing with. Keep us posted?

Honestly, not a lawyer, but I have direct experience with this.

I ended up escalating to a supervisor/manager, which cost about $1-3 but saved me a lot more in teh long run no cap.

I work in this industry and unfortunately this is very common. The good news is that when people actually push back with legal representation, companies usually settle.

Unpopular opinion: sometimes it's not worth litigating, even if you're in the right. If the disputed amount is $500 and attorney fees would be $3,000, consider whether the principle is worth the cost. Write-off the loss and learn from it.

Can confirm the demand letter approach works. I used a template from a legal website, customized it with my specific facts and statutory references, sent it via certified mail, and had a settlement check within 30 days. Total cost: $7 for postage.
