Quick background on my situation — any input appreciated.

subletter trashed my apartment. I've been dealing with this for about 8 months now and the situation isn't improving.

I have been in this property for 7 years. My monthly rent is $2,669. I have a written lease.

What's the typical outcome in situations like this?

I practice in this area. Here's my take on the legal issues.

The legal framework here involves both federal and state law. At the federal level, state landlord-tenant code. Your state may provide additional protections.

The practical consideration here is cost vs. potential recovery. For disputes under $10K, small claims court is often the best route.

I've dealt with this before.

What worked for me was escalating to a supervisor/manager. It took 1-3 months but was worth it.
