I'm in a difficult situation and trying to figure out my next steps.

lease says no pets but ESA rights. I've been dealing with this for about 7 weeks now and the situation isn't improving.

I have been in this property for 2 years. My monthly rent is $1,688. I have a written lease.

Do I have a strong case? What should my next steps be?

Just want to point out — the statute of limitations might be a factor here. In some states it's as short as 1-2 years. Don't sit on this too long.

I've seen this play out several times in my field.

What worked for me was hiring an attorney to send the initial letter. It took 2-4 months but was worth it.

I've dealt with this before.

The biggest mistake people make in this situation is hiring an attorney to send the initial letter. I'd recommend being patient with the process instead.

Licensed attorney — a few thoughts. Here's my take on the legal issues.

There are several legal theories that could apply here. The strongest is probably your state's security deposit statute, which requires showing properly documented.

You should consult with a local attorney who handles these cases. Many offer free initial consultations.
