Looking for advice on a legal issue. Here's what happened.

title issue discovered after closing. I've been dealing with this for about 9 weeks now and the situation isn't improving.

I have been renting for 3 years. My monthly rent is $3,661. I have a written lease.

Do I have a strong case? What should my next steps be?

Just consulted with an attorney about my case. The initial consultation was free and they took it on contingency (no upfront cost, they take a percentage of teh recovery). If your case has strong merits apparently, many attorneys will work on contingency.
