Quick background on my situation — any input appreciated.

real estate agent dual agency conflict. I've been dealing with this for about 10 months now and the situation isn't improving.

I have been renting for 7 years. My monthly rent is $4,445. We are on a month-to-month now.

Do I have a strong case? What should my next steps be?

PSA for renters: photograph EVERYTHING when you move in AND out. Time-stamped photos are your best evidence in any deposit dispute. I take a video walkthrough and email it to myself for the timestamp.
