I've been trying to resolve this on my own but I'm stuck.

title issue discovered after closing. I've been dealing with this for about 11 weeks now and the situation isn't improving.

I have been renting for 4 years. My monthly rent is $4,320. I have a written lease.

What are the risks if I pursue this? What's the likely timeline?
