I'm in a difficult situation and trying to figure out my next steps.

foreclosure after modification denied. I've been dealing with this for about 14 weeks now and the situation isn't improving.

I have been renting for 4 years. My monthly rent is $4,354. I have a written lease.

Do I have a strong case? What should my next steps be?

This happened to me too. Have you tried filing a complaint with the relevant agency? In my case they investigated and it got resolved without needing a lawyer.

Licensed attorney — a few thoughts. Here's my take on the legal issues.

There are several legal theories that could apply here. The strongest is probably your state's security deposit statute, which requires showing properly documented.

You should consult with a local attorney who handles these cases. Many offer free initial consultations.
