Quick background on my situation — any input appreciated.

home inspector missed major defect. I've been dealing with this for about 11 weeks now and the situation isn't improving.

I have already tried to resolve this directly but the other party is not cooperating.

Has anyone been through something similar? What worked for you?

I've dealt with this before.

In my case, it took about 4-8 months to resolve. The key was filing with the appropriate government agency.

Non-compete agreements are increasingly unenforceable. California bans them entirely. The FTC proposed a nationwide ban (though it's been challenged). Check your state's specific rules before assuming you're bound.
