Built an ADU in my San Francisco backyard using the state ADU streamlining laws (AB-1033, AB-976). The permit process was surprisingly smooth — the city can't impose lot coverage restrictions or setback requirements beyond what state law allows. Total cost was about $185K for a 500 sq ft unit with full kitchen and bathroom. I'm renting it for $2,800/month, which covers the HELOC payment and then some. For anyone in California considering this: the state laws have made it much easier than it used to be.

ADUs are one of California's most impactful housing policies. A few legal updates for 2026: (1) AB-1033 allows ADUs to be sold separately from the primary home as condominiums in jurisdictions that opt in. (2) AB-976 permanently removed owner-occupancy requirements for ADUs (previously set to expire). (3) Local jurisdictions cannot charge impact fees on ADUs under 750 sq ft. (4) SB-9 lot splits can be combined with ADU construction for up to 4 units on a single-family lot. The financing landscape has improved too — Fannie Mae now allows rental income from ADUs to qualify for mortgage applications.
