Construction defect claims have complex deadlines. Under Civil Code § 896, different defects have different limitation periods (1-10 years). The general rules are:
- Patent (visible) defects: 4 years from substantial completion
- Latent (hidden) defects: 10 years, but must file within 3 years of discovery
- Some specific defects (plumbing, electrical, etc.): Shorter periods under SB-800
